Real estate was historically the most popular Golden Visa route, but the Mais Habitacao legislation ended that option to ease housing pressure. New applicants can no longer qualify by purchasing property or by investing in funds whose value rests on real estate.

The programme continues through other categories, including investment in eligible non-real-estate funds, funding for scientific research, support for arts and cultural heritage, and business or job-creation routes. If you were relying on the property route, you will need to choose one of the current qualifying investments instead.
