The currently available options are an investment in units of an approved real-estate fund, or a donation to a Hungarian public-trust higher-education institution. The earlier option of buying property directly was withdrawn from 2025, so it is no longer a route.
In practice, applicants typically enter on a guest investor visa and must apply for the residence permit within 30 days of first entry. You will need documentary proof of the investment or donation (or proof of means and intent), an accommodation address in Hungary, and no grounds for exclusion.
